Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

What area to build without PP?

    Sis in law lives in a 3 bed semi and wants to put an extension conservatory out the back, a block shed for her boiler house and a steel frame shed for shed stuff. No previous extension work on house.

    Any idea how much she can build area wise without having the need for PP?

    The boiler house and shed will be to the side/rear but behind a side wall that starts half way up the side of the house..

    Sizes:
    The House Extension you describe - 40m2 floor area subject to the remainder of the conditions here (class 1) http://www.irishstatutebook.ie/2001/en/si/0600.html#sched2

    The Garden Shed you describe - 25m2 floor area subject to the remainder of the conditions associated with class 3 above.

    There are no exemption limits on the floor area for the boiler house, but common sense would dictate it needn't be big and must be used for the purpose of housing the boiler. It is covered under class 2 in the above link.

    My advice is to get a good local AT to help you with design and they will be able to advise you further.

    ok thanks....it was thought that the total area of all the buildings were added together and that combined area had to be under a specific limit???

    so the shed and house extension are treated separately? And the boiler house is also separate, even though it is of block construction?

    Correct.

    And as pointed out just be aware of the conditions that apply to exempted developments - open space, height of structure, window location, etc etc.

    so what are the conditions based on open space?

    the garden is small so the 3 units being built will eat up a lot of that space and make her garden very small
