Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Hi,

    Well got the Arch final cert and he signed off the house. He mentions in his Cert that he is not able to sign off/stand over the Percolation Area, the Bio Cycle and the Tanking on the Basement Wall's. Of course he has the Certs for the Percolation Area and the Bio Cycle but I've non for the Tanking, they were to send them out and all the kept sending was the specs of the tanking used etc but no certs.

    Now, the company that have done the Tanking will not return phone calls or answer post that has been sent to them. As it turns out there is a failing in the tanking and I've rising damp in 2 sections(the chap that built the basement and recommended the Tanking Company was on to them telling them the tanking failed.) So, after long consultations with my engineer and without a stone by stone dig at the front of the house I've no real way of finding out what happened, so I'll have to repair it out of my own pocket and move on.

    Now, the bank will not release funds until the Engineer is able to clarify why he is not standing over the tanking, of course he is not going to.

    So, I am stuck in a loop. The Tanking company, if they have insurance would have an excess on their policy that would be alot higher that the cost to fix the issues. The repair cost if under 3k. So there is no point in claiming on that and I can not see why they will not certify their work. The same goes with the Engineer company and their excess.

    So does anyone have any idea how i can move on and get this matter sorted? Because its holding up the final release of funds. Am i to get legal on the Tanking companies ass to get them to certify there work or just beg the Engineer to sign it off knowing that the repair cost will not be incurred by his firm cause of the excess on their indemnity.

    If someone/company does not stand over their work then you must speak to your solicitor and get their advice. If the Engineer knows there is a problem with the tanking then they will not sign it off as being satisfactory work, which is what the certificate is basically saying.

    Since this is a legal issue it cannot be debated here. Good luck with the works.
