Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Please could anyone give me some advice,i knocked an old farm shed and built a two bed cottage the same size,i did not get planning,it is about mile off the road down a country lane.There would be no objections if i applied for planning,i built it with a credit union loan which are costing me a fortune,my bank told me if i got planning they would give me a mortgage which would work out half what i am paying to the credit union.The house is four years old.Would i get retention easily or would i be best advised staying away from the planning process.Any advice?

    You have an unauthorised development which you can be prosecuted for or asked/be made to remove if it is detected by the Enforcement Department of your LA within 7 years of construction.

    You can apply for planning permission for indefinite retention for the structure which, if granted, will change its designation to having planning permission (authorised after the fact).

    But remember the LA can also refuse planning permission, which would mean removing the structure.

    Also, the demolition of the original building may have required planning permission.

    I do not know your LA or their views on unauthorised development but you need some good local planning and legal advice.
