Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Building over exoisting drains

    Interesting situation here.
My client does not require planning permission for a small extension to the rear of his house. If he had required permission we would have been asked, as a condition of planning, to get an Engineer to certify the works building over the foul water drain. Normally we would have either re-directed the drains around the extension or lintelled over them above the foundations.
We do not require planning so we do not plan to employ an engineer to advise as we have done this many times before.
Now the query is, Would we be required to get an Engineer anyway under building control regulations?

The building owner must comply with building regulations . If they are familiar with those regulations and carry PI cover to deal with non compliances themselves - then and only then - is a professional appointment not warranted .

In this case - I would advise an engineer be appointed .
