    So we moved into an apartment in Donnybrook at the beginning of September (we paid for August, but didn't move in). When we got there, the place was a bit of a kip (just dirt really). Found out that there was no toaster, the microwave doesn't work, the hoover came in 2 pieces (and smoked whenever you turned it on), there's no bin in the kitchen, there are knobs missing from most of the drawers, there are no extractor fans (in the kitchen and 2 bathrooms) so the wall paper in the kitchen is peeling and there are water stains on the walls in the ensuite, the oven isn't secure so if you just open the door it nearly falls over ontop of you, and there are several cupboard doors that are off one of their hinges so they either fall open or don't stay closed or both. Oh and 1 of the chairs at the table is completely broken. Now we noticed all of these things upon moving in. We also noticed that the shower in the ensuite was leaking onto the light in the kitchen. We went to see the estate agent who told us that he could only take care of the shower so we needed to e-mail him a list of things to be fixed and he would forward it on to the landlady (this was towards the end of Sept). We've e-mailed him 4x. We call and leave messages that he never returns. We also just received a bill for the bin charges...including June and July (to the tune of €85) which he needs to pay/have removed. The quesiton is...how do we get him to listen to us?!?!

    I know the problems with the house aren't that bad, it's just there are sooooo many little things that it kind of adds up! Any help would be appreciated.

    Best bet is to contact threshold.ie re your rights.

    You have given written notice of defects which the landlord/lady is obliged to remedy with in a reasonable length of time. One month is considered reasonable.

    Your basic choices are that you can remedy these yourselves and deduct from rent or give notice to move out due to defects not being resolved. You must keep receipts and forward copies for any work carried out or items replaced.

    Sounds like you need new cooker and a few new appliances. Bathroom leak is a fire hazard and very serious.

    Reason for contacting threshold is that things can turn really nasty if you give notice or deduct rent.
