Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Hi GUys,

    I have a few questions that I hope you might be able to help me with:

    1. Does a pre planning meeting whereby a planner gives a good feedback and is open to your ideas mean anything if you get a few objections?

    2. Is there a rule about 20m from bedroom window on extension to nearest bedroom window of rear house?

    First of all, the application is assessed on its own. In theory, the pre-planning meeting has no relevance on the outcome of the application for a given design.

    For example, if at your meeting, you agree with a planner, on a design that suits the council, you are just as likely to get planning if you submitted this identical design (by chance), without a meeting.

    As for objections, they are separate again. The council will consider them on their own merits, they may be thrown out or considered. A pre-planning meeting in itself is completely unrelated to this process. The only exception would be where the objection is directly related to an issue the council previously agreed.
    Eg, the council agreed on a height of 7.5m based on surround houses. And objection that the house was too high wouldn't get very far (unless the their was an error made at the meeting, remember meetings aren't official)

    Not quite. First of all the rule only applies to exempt development.
    The distance (11m not 20m) refers to boundary, not other bedroom window.
    And its all windows, not just bedroom windows.

    The text;
    6. (a) Any window proposed at ground
    level in any such extension shall not be
    less than 1 metre from the boundary it
    faces.

    (b) Any window proposed above ground
    level in any such extension shall not be
    less than 11 metres from the boundary it
    faces.


    As I said, it's only a rule for exempt development. Inside this distance, you need planning and the council are allowed to grant permission. However, if the distance is very small, they may not grant and use this for the reason.
