Right Questions to Ask When Renting?

    Myself and the girlfriend are looking to rent an apartment soon. We are just starting the process of looking for the right place....it'll probably be around the suburbs of Cork City, somewhere like Blackrock/Douglas/Rochestown.

    But I was just hoping to get an idea of what are the right questions to ask when viewing an apartment?

    There is a sticky with some info but alot of the links are broke and the info is old.

    Flip the mattresses, always flip the mattresses.
    Ask who is responsible for cutting the grass and maintaining the garden
    Ask who pays bin charges
    Also ask for the energy rating cert, you are entitled to see this for rentals.

    I don't think there is much else you can ask that the person showing you around can't lie about or deny, so you are better off having your own list of things to check. Things like:

    Flip mattress
    Check sound proofing between rooms
    Check to see if there is damn anywhere
    See how loud the water pump is
    Check to see if Shower is decent, niagra falls or a pityful dribble
    Check that there is a timer on the water heater
    Check www.irishpropertywatch.com to see what the rents are like in the area and see if the property has been available for a long time or not.

    Snaglist.

    Do a once over when you move in highlighting anything that's damaged already. You can get badly stung when you try to move out and they try to tell you that you cracked a support beam that had actually been broken for years or something.

    Everything else the guy above said is absolutely bang on, especially about the mattress.

    Also take photo's of any broken stuff when you move in, preferably with a time-stamp on the picture.

    Like "whizzbang" says, defiantly check for damp, the cooker/shower/heater is working and no drafts from windows etc.

    Just go along with another person. While one of you is talking to the agent in one room have the other person go into an ajoining room and see can you hear anything once they have closed the door.

    Also knock on a few of the walls and see if their solid/hollow :)
