building survey

    hi,

    anyone know how much it costs to have a detailed building survey carried out on an large old house - identify problems, how to fix them,costs and how to fix all the problems associated with old houses - made out in a report that i could refer to over the next few years as i try to tackle same. also should i get an architect or engineer,
    can anyone recommed architect/engineer with experience of dealing with old houses/listed properties in the munster area

    Is it a listed building chris, if so you are looking at specialist conservation Architects and quite a lot of money and some work may require planning even if it is internal. There are grants available for some works to listed buildings from the Heritage Council.

    If its not listed just old where abouts in munster are you I know a lot of very good architectural technologists down there who could help you out.

    yes it is a listed building - any idea how much such a specialist architect would charge - do they charge by the hour? again maybe an architectual tech. with experience of older house might do in our case . I believe that many architects have been let go over the past year - someone with suitable experience might be willing to carry out a survey for a cheaper rate. location - co cork

    I'd say your best bet is to go with a conservation architect - not only can they advise you on the works necessary, they can advise you on what you can/can't do to keep in character with the house as well as your legal obligations and grants available.

    The RIAI have a search facility that lets you search by architects with a conservation qualification. Someone who is grade 3 accredited is probably sufficient.

    Also, I would make sure that anybody that you hire to carry out the survey has professional indemnity insurance.
