Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Domestic extension - BER

    In the case of a new domestic extension to a 1950s house, commencement may 08, to which the current building regs dont apply, Is a BER cert required when not being sold.
    Now the regulation states that for new dwellings from 2007 on in all cases before being occupied, a BER must be completed. Is a domestic extension treated in the same way
    or
    does it come under all other building for which a BER must be made available when being rented or sold?
    The owner put this question to me although I was always of the opinion that it is to be treated as new build

    IMHO,
    as the ber is issued for the house itself and not only the extension, then the owner would be correct in that a ber is needed when sold or rented. This is my opinion only and clarification should be sought from SEI.

    A BER is required on an existing dwelling when being sold or rented.
    A BER is required on a new dwelling when being sold, rented or first occupied.

    A BER is not required if a dwelling is being extended, only sold or rented.

    If a BER certificate exists on a dwelling, and that dwelling is extended, then the initial BER certificate is void and a new BER cert is required when that dwelling is being sold or rented (but best idea is to get new cert on completion of extension).
