BER Certificate needed for an unfinished building purchase?

    Hi all,

    I am currently looking at a couple of houses that are hitting the market cheap but unfinished with a view to finishing the build and making it a home.

    I am wondering if the seller will need to provide a BER or indeed can supply a BER as the building is not complete (Both houses are at a first fix complete stage).

    The buildings would be treated akin to sold-off-plans i.e. they will require a Peliminary Ber cert . If I was buying under this circumstance I would insist on the DEAP xml file and get a canny BER assesor to audit it carefully .

    For example - what if the BER cert result relies on a fanatastic air permeabilty test result
    or triple galzing
    or a significant solar panel installtion ( above b regs min )

    Thanks Sinnerboy for the prompt reply and that answers that question - will definitely be asking for DEAP xml file and will get it reviewed before any offer made.
