Maynooth House prices

    Why are house prices still very high in Maynooth? People still seem to think that they're still worth what they paid for them at the height of the boom. When are they going to realise that 150,000euro is more than enough to pay for a 3 bed semi. You only have to look at the house prices in rockfield or Parklands to see the ridiculous asking prices.

    You've answered your own question. There was a tread on this forum started by a Maynooth house seller who was selling below similar asking prices. She sold her house for what it was worth and not some ridiculous asking price.

    Prices have come down significantly in Maynooth compared to the boom and even in the last year they have continued to drop but at a slower rate.
    Just because the asking prices are high doesn't mean that that is what is being paid for them.
    A lady of the accomodation board recently sold her house in Parklands for 280k.

    A three bed for 280k? Not great, is it?

    And you only have to look at the leap up to 4 bedroom houses (often 80-100k!), especially when you consider most of the 4 beds in Maynooth are terrible, size wise.

    We've made several offers on houses, all refused. There's this pig-headed mentality that "ooh, you can always rent to students!" Not if you want to live in it any time soon! That, and the student rental market is crap - more on campus apartments coming online, and I know of a half dozen stalwart student houses that have lain empty the past 6-12 months.

    Maynooth needs to get real. People who bought houses 15-20 years ago still looking to flog a Kingsbry house for 300k (or even 350k+) - it's sickening. And you know they're the same people who want to buy their new home for feck all.

    As someone pointed out to me, you'd get a cheaper three or even four bed in Dublin South than in Maynooth!

    If houses that are for rent in Maynooth haven't been snapped up by the time the students have returned to college, then they're more than likely to remain empty for the rest of the year.
    You see the same houses for rent, week in week out. Instead of having a house/apartment lying empty with an asking price of 1000euro plus, per month, why not just reduce the price down to around 400/500 euro and at least you'd have some chance of renting it out. I know it's not much considering the price of the mortgage, but it's better than nothing.

    Some houses are always going to be more expensive then others depending on location and demand,There is always going to be demand for Parklands and Rockfield and prices there are never going to completely plummet.
    We did our best to avoid anywhere with students and in the end only went to view a few there.
    It sounds like either you or the sellers are being unrealistic or maybe a mixture of both,it may also be worth your while looking at 4 bed houses too as you may find little price difference.
    It is also worth viewing the older houses,in my experience they are bigger with room to build on and bigger gardens.

    www.daft.ie but in brief that is crazy rent for Maynooth!
