    Sorry if this has been asked before, but I've been asked to find out if anyone can give me a rough guide to building costs for a small extension (around 25m.sq) to a bungalow in the North West.

    It's an extension to a sitting room, so there's be no plumbing involved except for adding two radiators & it will have a pitched roof cut into the existing roof.

    very hard to put a figure on it, but you might get it done for somewhere between 10,000 and 15,000.
