I see an old B&B guesthouse for sale and wonder if I would need planning to use the building as an office. Has good parking, rooms ete but not sure if B&B establishes as a commercial property? Got two different answers from local council staff.

Commercial use is subdivided into many different uses and permission is needed to change from one to the other. Office, retail and industrial are all different commercial uses. Permission for one is not permission for the others. You will need to look at the planning history of the building and talk to a solicitor regarding any change of use.

The zoning is more relevant as you will definitely have to apply for change of use imo
