Changing Room Estimate

Anyone have any idea what the approximate cost would be for a 500sqft changing room to include a wet area with about 4 showers, couple of toilets, and a couple of sinks.
I know it would depend on materials spec etc... but a rough estimate even.

Is it a stand alone building or an extension?
The building spec?
Walls?
Roof?
Windows?
Is there an existing boiler? size? what's running off it at the moment?
Is there an existing tank/treatment system? is it going to the mains?
Is it mains water supply or borewell supply?
Is there an electricity supply?
Wall finishs?
Floor Finishs?

Within a modern retail unit of approx 6000sqft, which is currently in a shell condition

The building spec?
As above

Walls?
Solid concrete

Roof?
Solid Concrete

Windows?
None within the area to be used for the changing room / shower area

Is there an existing boiler? size? what's running off it at the moment?
Is there an existing tank/treatment system? is it going to the mains?

Not 100% on these issues, but the unit has been classed as a unit suitable for a gym

Yes

Wall finishs?
Floor Finishs?
Again, its in shell condition at the moment so the entire unit is just solid concrete all over

In a nutshell, i'm trying to open a small gym having saved solidly for a few years as well as being offered a few bob from someone to get it going, who's had to listen to me for years burning their ears about it
The homework is done on everything except the cost of fitting out the changing rooms. I know its big ask for someone to pluck a figure out but if you could give a ballpark figure even, that would be something to work off.

Ok so, approx 15k + vat for one of 500sqft.
So in essence, if I was to get an area of say 1000sqft done (500sqft each male / female) with a dividing wall between them, we'd be talking approx 30k?
