    They are due back in the commercial court soon , that is their final delaying action . They will have to either open the store or pay the receiver 15m.

    I disagree. Would much prefer to see a Dunnes or an M&S store there. Can go to Tesco anywhere as well as order from them online.

    Dunnes is not too far away either. There’s one on North Earl St. Short LUAS ride. Nearest Tesco is just a couple of minutes walk from it on Talbot st. I’d prefer Tesco for their prices compared to Dunnes.

    Good point. Maybe that's why Dunnes do not want to open down there then as they think it will take sales from there other stores in the city.

    Tesco, SV and Iceland are all closer than the closest Dunnes; as well as M&S for the more premium stuff (the Donnybrook Fair across the river has shut down though). If it takes sales from North Earl it'll be from a few very brand loyal customers and nothing else.

    Population of north docklands area set to increase next year.

    The rapid growth of Ireland's private rented sector (PRS) market moves up a gear today with the launch to the market of 268 apartments at Dublin Landings, the million square foot mixed-use development being delivered by Sean Mulryan's Ballymore in partnership with Oxley in the Dublin Docklands.

    While the selling agent, Savills Ireland, has not set a guide price for the portfolio, its location at the centre of the capital's financial services and technology sectors suggests it will command a premium.

    In terms of its potential pricing, one useful benchmark was provided earlier this year with Cairn Homes's sale of 120 apartments at nearby Six Hanover Quay for €101m to a special purpose vehicle managed by Carysfort Capital. The sale price represented an average gross price of €800,000 for each of the apartments.

    The 268 units at Ballymore's 'Dublin Landings Residential' will comprise 82 one-bed, 146 two-bed, and 31 three-bed apartments, in addition to nine three-bed duplexes.

    The scheme, the first phase of which is due to be completed in September 2019, will include numerous on-site resident amenities including a concierge service, landscaped gardens, a private gym, business lounges and 210 basement parking spaces.

    Ballymore's managing director, John Mulryan, said the scheme has been designed to introduce what he described as "a new standard of rental product in Dublin".

    Agree , on face value, it is a very high purchase price.

    But given the current monthly rent of a 2 bed unit in that complex is roughly 3k / month and will rise over time in line with average inflation , then the accumulated rental income from all the units would cover the initial purchase price in approx 20 years. At which time all the apartments could be sold off.

    Not a bad investment !

    Maybe its not the place to post this, but did anyone else living around the new Host Student accommodation hear very loud techno music blaring around 10 pm last night? It was bad enough living beside that building site for the last 2 years, but now this also...

    It actually seemed to be coming from the back door of the place, like it was an organised event in the ground floor. There were also about 15 people outside smoking and going back in and out and making a lot of noise. It stopped early enough, but I don't think this should be going on there anyway.

    Docklands centre of gravity shifts a bit closer to the Point Village

    Central Bank to buy 2 Buildings in Dublin Landings Development


    The Central Bank has agreed to buy two buildings under construction at the Dublin Landings development, adjacent to its headquarters on Dublin’s North Wall Quay.

    It will sell a property at nearby Spencer Dock on foot of the deal.

    The Bank said the purchase “will secure the organisation’s long term accommodation needs”. It has the best part of 2,000 employees.

    “The Central Bank will take the opportunity to acquire property currently under construction adjacent to our building in North Wall Quay.

    "This long term solution would allow us exit our Spencer Dock building and provide additional expansion capacity.

    "Necessary modifications will be made to ensure the campus fulfils the Central Bank’s future needs and allow for the optimal working environment for staff,” the bank said.

    The Dublin Landings scheme is being developed by Sean Mulryan’s Ballymore in partnership with Oxley.

    All 268 Apartments will go to 1 owner for ongoing rental

    from todays newspapers:

    Upwards of a dozen parties are understood to have expressed an interest in the 268 luxury apartments being offered for sale at 'Dublin Landings Residential', the exclusive private rented sector (PRS) scheme that Ballymore and its partners Oxley are delivering in the Dublin Docklands as part of the wider Dublin Landings development.

    With first round bids due to be submitted for the apartment portfolio on December 12 next, market sources told the Irish Independent they expect to see offers approaching, and possibly exceeding, the €200m mark.

    Asked to explain the rationale for that pricing, sources pointed to the benchmark set by Cairn Homes's sale earlier this year of 120 apartments at nearby Six Hanover Quay for €101m to a special purpose vehicle managed by Carysfort Capital. The sale price represented an average gross price of €800,000 for each of the apartments.

    Were those figures to be replicated or surpassed at Dublin Landings Residential, Ballymore and Oxley could secure a sale price in the region of €214m.

    The 268 units at Ballymore's 'Dublin Landings Residential' will comprise 82 one-bed, 146 two-bed, and 31 three-bed apartments, in addition to nine three-bed duplexes. The scheme, the first phase of which is due to be completed in September 2019, will include numerous on-site resident amenities including a concierge service, landscaped gardens, a private gym, business lounges and 210 basement parking spaces.

    All told, the 'Dublin Landings' waterfront regeneration project is set to extend to 100,000 sq m (1,076,391 sq ft) of office, residential and retail/leisure accommodation.

    What I've heard is that the new shop thats going to be opened will be owned by the same guy who owns the Spar shop already in Castleforbes. So I can't see the prices being any cheaper in this new shop im afraid.

    Fridges etc going in Centra now, rumoured opening is 10 days or so.

    The other corner unit with the planning notice for an off-licence appears to be unconnected - wonder if O'Briens or more likely Molloys is interested there.
