    some solicitors are flat fee and outlays( stamps etc) and vat on top of that

    some are % based and outlays and vat on top

    make sure you get an accurate quote before you go with any of them

    they will all haggle nowadays, any idiot solicitor can do an estate house with no extensions.

    If they won't do a flat fee , walk. But get them to quote all their 'outlays' and vat as well because they should know what these are.

    Therese O'Donohue in Silke & Co. did conveyancy work for me, very professional and efficient, upfront quote including additional possible outlays, and very easy to deal with. As others have said, ask for a flat fee quote wherever you go.

    Please don't just go for the cheapest. Get a detailed quote and combine it (if possible) with the experiences of people you know and trust in dealing with whichever lawyer you choose.

    Cheapest in this case is certainly not best. Indeed many new estates can have particular legal problems due to their having been thrown together and sold so quickly, so you need someone good.

    Can highly recommend Liam Staunton on Sea Road - have just used him for house sale and purchase, excellent man to deal with, very knowledgeable and reasonably priced.
