Where do we stand now ?

We rang the auctioneer and and told her that the house is up for private sale for the last 5 Days on daft.website

We Have the Booking Deposit Down since the Beginning of July we have done everything surveyors report you name it.

The owner took 2 weeks holidays 5 weeks ago and we didnt hear anything from there solicitor since the week before there holiday.

We have contacted our solicitor to contact theirs but heard nothing.

The Owner is selling her house with our auctioneer and buying a house off the same auctioneer.

Now Fast forward 5 weeks later we rang auctioneer yesterday and she said that she has heard nothing from the Owner.

Now Today we just happened too go on Daft and the owner has it up for private sale ?

Now I have too say this but after the owners 2 weeks holiday she rang my fiancee and that was 3 weeks ago talked for 15 mins too find out where we still interested.

1} Where so we Stand now ?

2} By Talking too the owner on the phone does that affect our booking deposit ?

Now the Auctioneer said there that she will be sending the owner a registered letter Monday and will let us know whats going on Tuesday.

This is a huge shock too us.

    Any Thoughts....

You are dealing with an owner who is a messer. Check if your booking deposit was cashed. The booking deposit will be ok in any event.
You will have to decide whether to continue or not. If not ask for your deposit back. If continuing prepare for hassle and anxiety.

Get the deposit back and put in a bid that is 20k lower that what you offered, give them some of their own medicine.

The daft that we seen today well she has on the ad agreed sale

price on the add is 24 thousand more.

    its shocking,

Another question does she have too sign a contract with the auctioneer too sell her house.

cause what the owner did is way out of order.

Yeah the auctioneer/estate agent would probably be entitled to a cut of the sale, depends on what contract they signed. You're probably better off if that's the way the seller acted, house is probably built on a haunted graveyard or something

Has she agreed to sell to you, or is there another Buyer in place?.

She may have simply decided to advertise it to make it look like it sold for a greater price than she had achieved in reality, although I could see no reason other than Snobbery or owning another similar property in the area as a reason for doing this.
You never know with some vendors these days, there seems to be a whole new breed of Crazy out there.
