Furniture Question

    Hi All,

    We've spent a year in rented accomodation and have had no issues with our landlord or anything like that.

    Anyway, we've got an awful suite of furniture, it's warped to the point where you just can't sit straight even with one or two pillows behind your back.

    Over the course of the year it's really put a strain on our backs and is really uncomfortable. We raised this with the landlord today who said the furniture was bought new for the house (maybe 10 years ago by the looks of it) and they're not willing to change it.

    I'm sure they legally don't have to change it, so is our only option either buying our own (in that case does the landlord have to remove the old furniture) or find another place?

    Landlord is not oblibged to buy new furniture unless it is essential equipment, and not serviceable at all anymore. Yours sounds "just" tatty and old. He's also not obliged to remove his stuff if you bring in your own, though most would (depends how much there is, as LL is unlikely to want to pay for storage...).

    That being said, good, reliable tenants can be hard to come by these days... maybe have another word with the LL, asking him to buy new furniture in exchange for signing another year/ two year's lease? Or you could ask for a rent reduction, especially if your rent has not been lowered dsuring the year- average rents have fallen quite a bit in the last 12 months.

    Hi silja, thanks.

    We were going to ask for a rent review if they wouldn't oblige on the sofa issue. It's more than just 'tatty' and old, it's very difficult to sit in it for more than 15 minutes.

    We're quite happy to sign another years lease or more because we like the area and we generally are on very good terms with the landlord. It's frustrating because they don't need to replace it but it's kinda like, I'd like them to come down and use this furniture for a while and see what we mean.

    I'll try approaching it from a different angle and see what happens. Thanks.

    If the landlord has it in the lease that its a fully furnished apartment then they should be responsible for what constitutes fully furnished. If the OP rented the apartment on the basis of it being fully furnished and the sofa is not in a usable state (as it sounds its not) then the landlord should look to have it replaced.
