    We built a house 8 years ago, since then a number of the Spotlights have broken or the bulbs are stuck in them and no matter what we do, we cannot get the bulbs out of the fittings, have we any comeback with the builder or the electrician who fitted the lights? Thanks..

    To be honest i think 8 yrs for a few bulbs is brilliant.

    Dont know bout the fittings being broke but if you pull the fitings down from the ceiling (making sure the wall switch and mcb at the board are turned off) you will be able to get the bulb out with a little bit of persuasion.

    Cheers for that Johnnyb, actually tried that this afternoon, the bulb is stuck fast, think the heat of the bulb must have melted the fitting.. probably just need to replace them at this stage..

    Id say youll have some chance of getting any joy from a builder 8 years after the house was built to be honest...

    8 years is quite a good lifespan and you would have no comeback with the builder or electrician. Only structural issues would have a 10 year guarantee.

    If the fittings are melted at the bulb contacts, best get them replaced. The new ones will probably not last 8 years.

    You would have some chance of finding him and if he is still in the country, what are the chances of still being in the building trade??
