sit outside in your car ,wait til he leaves and then change the locks and leave his stuff in binbags outside the property

if he does any damage when he comes back ,ring the guards and report an attempted break in

he has no lease ,no rent reciepts ,no keys

you have deeds ,keys and are the rightful owner

who are they gonna believe ?

This is an *incredibly* bad idea, illegal, and likely to be extremely expensive for the OP.
IIRC, this was brought up earlier in the thread too.

    No I wouldn't.
Its not illegal to jump off bridges last time I checked however.
Its only a 2 day ban, perhaps he/she will think before posting next time.
This forum is the Accommodation and Property forum after all- not After Hours.
If people want to take the piss- they have venues elsewhere to do so, not here.

The tenant can then bring the OP to court for illegal eviction, and could easily get €10,000 off the OP for this illegal eviction.

How can they proove they were a tenant?

No lease = no leg to stand on for the tenant

Tenants with a 4 part tenancy would have no lease but are still covered by the law. How do we know the tenant hasn't taken pictures of himself in the property with a newspaper for dates? How do we know they haven't been in touch with their job, utilities or the social welfare office with their new address? There are lots of ways that they can prove they were a resident in the property and just as the tenant has no writen lease it also means the LL has no way of showing they didn't have an oral agreement with the teant.

If they have any bills at all sent to their house, including one from a state body, they could use that.
