    we have an acrchitect who is charging 16,500 for architectural services, 2,100 for engineering services and 18,500 for construction management -- how does this sound -- building to high specifications

    I hope you appreciate the previous comments were probably made in shock and dis-belief.

    At the height of the building boom I would have been paid much less for design, apply for PP, supervise construction including sourcing good sub-contractors as houses were direct build. I had a loose arrangement with clients and often brought materials to site myself just to keep things moving along. My fee was closer to 5,000 per house and I have professional indemnity insurance.

    I appreciate it is a passive house but without going into too much detail you should get a very clearly written description of services from your Architect. I paid a local Engineer 300 to oversee foundation pour and agree roof - 2 visits.

    There are many gifted and passionate Architects and Technicians out there who are both knowledgeable and experienced in passive housing. I'd certainly talk to a few people.
