Student Accommodation / Rent Allowance

I let out rooms in the family home (although not owner occupied). Atm there are 3 students there. I have been approached by one of their friends who is looking to rent the last available room. He is in receipt of RA which doesn't bother me. My question is I am not reg as I run the house on a digs basis for the others…

My question is I am not reg as I run the house on a digs basis for the others (cooking meal in evenings etc). This guy would be moving in on a rental basis not digs. Can I reg his tenancy separate to the rest of the house? Or any advice on how to go about this?
