Planning Permission

    Hi all,

    We are having a second viewing of a house tomorrow. They have extended the house so since our last viewing I've checked the planning permission online. The plans show that there was to be a dining room built onto the side of the house and there was to be room left for an external side passage. They have extended on past this up to the external boundary wall.

    There are also some minor inconsistencies internally but the external change is the one that would be most sensitive from a planning perspective.

    Just wondering, from your experience, how much of an issue is this?

    if what they added dosent match the planning application plans, then they or you if you buy it could be made to tear it down and rebuild at your own expense.
    or at least have to get planing retention which can still be a pain.
    You need to get professional advice on this one.

    Your bank may not issue a mortgage on the property that is now in breach of planning.

    Seller should apply for retention of the extension as built.

    Don't buy without this.
