    You can see that beautiful house from the hill nearby. I always thought it looked so magical.

    22 large ones is a lot of money though. Even if you had it the up keep on a house and land like that would be a lot.

    the main house at Luggala is not that big (I mean by stately home standards), I guess you're paying for all the other stuff and the scenery. But 28m still seems a lot, and it's a long walk to the nearest pub!

    Interesting fact about that place, michael jackson allegedly lived there for 3 months after the neverland child abuse scandal died down

    If you take 6000 acres at the minimum price that forestry land is worth (3000 euro) then that's 18 million to start with. Value the land at 5000 then you're at 30. You'd probably never get permission to plant it, but the sporting rights must add some value, not th mention the historical angle.

    I'd say you're looking at Oil/horsey money as a likely purchaser.

    Don't forget that you make a few quid from the likes of Vikings turning up, building a village set for a few weeks and then completely removing it.
    That place has been used as location for numerous film, tv and ads.

    Actually if the place is bought by some reclusive numpty then they could stop it being used a a film location and even try prevent people from walking down through the valley and onto Lough Dan.

    I don't think you would ever be allowed plant on most of the land.
    Most of the land is mountain.

    There is the main house, a guest house and a few other houses/cottages on the property as well, with some rental income I believe.

    I think the big sticking point may be that the auld fella Garech Browne appears to want to be able to see out his days there.

    This is looking from the Lough Dan end, along the Cloghoge river back towards the main house set into the far end of the valley.
    The near houses are guest house and cottages.

    It's way overpriced for what it is. 5000 acres sounds good but it's land that you can't do much with apart from look at it.

    yeah, that was my feeling as well - it's very much a niche property and the amount of land is slightly academic as it's mostly mountain and bog.

    It's worth what somebody is willing to pay for it, 28m is a lot and it's hard to gauge it's value with very little to compare it with in Ireland. How much would a similar estate in (say) the Scottish highlands or Cumbria cost?

    You could buy a 4917ac Scottish island for €4.7m or 5000ac of Wickla for €28m

    250k, an absolute steal when you take into account that you can put another 200k into it to make it habitable :rolleyes:

    Also can we talk about that creepy gut that sits in the corner of the Architect's render and you only see in the reflection?

    Also, 375k for a 3bed apt in good shape in templebar sounds like a steal.

    Then I realised why - it faces directly onto probably the busiest pub in the country. The ad was very nice not to mention that though, & to exclude it from the outside photos

    In fairness, that's in good shape, might have been used for Airbnb, when you're young and love the buzz, that's alright I guess. Also put the other 2 rooms on Airbnb or let them out and you can probably charge stupid money for it.

    Only on the first floor as well. The noise would be coming through the floor.

    As a home to live in (especially a family), it sucks. But as an investment, it actually sounds pretty good. You would have that rented out most of the year on the lucrative Airbnb market. Any tourist renting an apartment for a few days in temple bar would love the noise nightlife.

    An investor would likely get an extremely high return on that investment.
