    If the site is being sold subject to planning why have you plans for a bungalow?
    Surely any buyer would wish to put their own idea of a home on it rather than yours.

    housetypeb yes but if someone should buy it they are saving 2500 euro on plans,engineers fees etc.we were going to apply for planning and sell it but because of local restrictions on planning in this area even if we applied for planning,anyone who would wish to buy it would have to re apply for planning in their own name so this way the prospective buying is saving money as all fees are paid for.and of course a prospective buyer is entitled to submit their own plans aswell.

    actually its not worth more than that. Its nothing but 1 acre of Agri land unless you have PP. You dont so its worth sweet feck all.

    How much are you asking for this site?
    Your site is only worth what somebody will pay for it on the open market, which is probably no where near what you think its worth
    The day is long gone when sites were making 100k + .
    It's a buyers market out there and prices are still falling-all the buyers have to do is wait a bit longer and there will plenty of forced sales to choose from, imho.

    totally agree about sites making nowhere near 100k anymore not looking for anything near that amount,not even close,auctioneers have valued at 60 k if a buyer got the planning but im been realistic in the times we are in so wouldn't even dream of trying to ask that for it.
