House Prices Maynooth

    Hi,

    I am looking for a little help. Myself and my partner are looking to buy a house in Maynooth. We can see the prices on daft.ie and most propertys that we like are still out of our price range. My friend bought a house last year advertised for 250k and sold for 200k- Just wondered if this is a one off ?House prices seem to be all over the place eg. 2 houses on one estate and there could be 100K in the difference?? Not too sure at all how much under the asking price to go in with an offer??

    Any advice gratefully recieved!

    Rent prices in Maynooth are generally inflated by the University and the huge market that brings. I'd imagine house prices suffer similarily though I wouldn't be an expert. Have you tried looking at towns close to Maynooth like Celbridge or Leixlip for a comparison?

    I have indeed looked at Celbridge and although prices are a little lower, we really have our hearts set on Maynooth and our little girl is due to begin school here in September. It is a good town and It has plenty of facilities and with the university, It does push the house prices/ rent up from near by towns.

    I bought my house in Beaufield in Maynooth around a year ago. It had been up for sale for close to a year and had dropped in price a couple of times before I even thought seriously about it. By that time, it was advertised at €275,000. I had been approved for €250,000 from the bank, so I offered that. Final price was €252,500....and I'm happy enough with it....although every time I see a cheaper house in Maynooth I panic!!!

    I'd deffinitely recommend Maynooth over the other local towns, (I grew up in Lucan and had my first few years ....."socialising"....ie: drinking in Leixlip) so I know the area well. Lucan, Leixlip, Celbridge and Kilcock are all fine in different ways.....(eg closeness to town for Lucan, good schools, nice main streets, no nasty hills :) etc), but Maynooth has so much more in it than all of them and you can walk around it without it taking hours....I used to have to walk for about 40 minutes to meet my friends in the pub in Lucan village from one of the newer estates!!

    I'd say give whatever fair offer you can manage a go. Remember, the worst anyone can say is "no".

    There are a lot of delusional sellers in Maynooth, for instance people looking for 190,000 for a two decade old 2 bed apartment, when you can get a new one for 149500 in the same town...

    I'd suggest making some cheekily VERY low offers.

    It depends what you are looking for really.
    2/3/4/5 bed?
    if you don't mind living near loads of students then your choices are endless if you do you narrow them down a lot.

    Completly agree with you as I grew up in Lucan also. I really like Maynooth..I don't mind buying where students live once the noise is not crazy(or not right next door)..Estate must be safe etc as I have a 4 year old. I have lived in Newtown Court and Castlebridge Maynooth- both fine estates. I would be hoping to get a 3/4 bed..


    Thanks every one for the great advice so far. This is all very new to us and we don't know lots and lots of people in Maynooth to ask about such things.

    Thanks- The prices are all over the place alright. It's very hard to try work out the "true value".

    find something that you like then make an offer:)
    there are some houses for sale years and I am sure their crazy asking prices are very negotiable,we bought here nearly 2 years ago and asking prices were not the prices paid then.

    Moonbeam is right - prices are erratic at best in Maynooth. With young children some of the estates are great - Silkenvale and Parklands are two I know that have lots of kids and not overwhelmed with students. If you find one you like make an offer - the worst they can do is say no.

    Maynooth Park is also nice, houses are old though.

    and very near the motorway shops and 2 primary schools.
    8 minutes or so walk to the train.
    Good residents association too.

    Myhome.ie is better than daft as they don't allow properties to be bumped up. Hence, the properties on the first few pages have come onto the market most recently and have more "current" asking prices.

    A fair whack are well under €300,000
