Breaking Lease

    Hi,

    Myself and a few others have moved into a house a few days ago.There's been numerous problems with it.

    One of the en-suite toilets won't flush,there's drafts from the windows all over the place, the heating doesn't work properly,it just disconnects after 10 minutes, and the bedrooms didn't have keys with them.There are a number of other small problems too

    Obviously,none of this stuff was apparent on viewing the place, but became evident after the 1st day.

    We have connected the letting agent a number of times, and she just says that the landlord has been notified.We were also informed that we should contact the landlord ourselves, but she won't provide us with the details for doing that.

    We're all against the place atm, but are unsure what to do.We've discussed breaking the lease, but would like to be able to get our deposit back.Is it possible for us to break the lease early and get that back due to the complaints?

    Were the landlords details (name&address) on your lease?

    If the property is registered with the PRTB, the landlords details may be on their website?

    If it is the letting agency whose details are on the lease, then it's probably their responsibility to bring things up to standard. As far as I know, there are rules about things like a heating system working properly.

    Send the letting agency a stern letter, give them a date (in the next week or two) by which named repairs have to be carried out, or else you will be seeking a refund of monies paid and a cancellation of the lease.
