Quick first time renter question

    hey all,

    quick question regarding a 12 month renting lease.

    me and my gf have been looking at places over the last few weeks. as its our first time leaving our parents houses and moving in together, we are a bit nervous that if something happens to us down the line, we could be stuck with a few months lease.

    basically, we have seen an apartment we both really like and we are ready to make an offer tomorrow.

    how do we go about asking for an 8 month (is that normal?!) break clause on the lease.

    is it normal for a possible tennant to ask for such a clause?

    is there a good chance shes going to tell us where to go?!

    cheers for advice, its all brand new to us.

    Just ask. Better to bring it up at an early stage so that you don't waste each others' time.

    Six months is a more normal time for a break clause though; if you ask for an unusual figure like eight months it might be interpreted as you've got some sort of fixed timescale and you're definitely going to move after eight months anyway.

    Yes.
    is there a good chance shes going to tell us where to go?
    Break clauses and shorter leases are fairly standard things to ask for in a tenancy negotiation, if she storms off in a huff about it then you probably didn't want her as your landlord anyway.

    ah ok, i thought maybe 6 months might be a bit short.

    with a break clause, do we have to find a new tennant for the place or is that down to the landlord?

    With a break clause you can walk away at the 6 month point but you must give a months notice. If is not your responsibility to source a new tenant for the landlord

    we took it anyways, landlord just said its a 12 month lease, if we anything happens just give her a months notice.
