Operating Business from residential property

    We are currently in the process of setting up a new business. We aim to produce a new product in the sports/running accessories market. Our product is a simple water carrying container which straps to the runner/walker's wrist.

    In an attempt to cut the high costs involved in renting a business premises, we look to operate out of a residential property. The property will be used for delivery, storage, administration work and simple assembly of our product.

    Has anybody any experience in the above? What are the planning permission requirements for such a move? What are the health and safety requirements?

    Any feedback greatly appreciated.

    Here are a few things to look into:

    1. Do you own the property freehold, or if it is leashold would the lease restrict your use to residential?

    2. Does your planning permission for the property restrict the use to residential?

    3. Wherever you run the business from, you must have a safety statement , check www.hsa.ie for an online way to help create one/guidance etc
