Renting room in my home

    Hey all

    Wife left and to afford my home will need to rent out my sons room.
    my question is do i need to apply to become a landlord to rent out this room or once i dont earn over 10,000e from it i dont have to. is this correct?

    if it is correct how do i make some sort of contract with the tenant. can i just type out something and get them to agree and sign it let both of us keep a copy.

    No, you don't need to apply (well I never did anyway).

    You can draw up your own "lease" but it won't be legally binding, it's more a casual statement of agreement. Under the rent a room scheme, tenants have much less rights than if they were renting from a proper landlord (which is why rent is usually less). I drew up a lease agreement with my current tenant, not that it mattered for anything, but helped make it clear what was acceptable to both.

    sorry to hijack, but if renting out a room is it ok to use a lease downloaded from a website as a guide, and do you need to register with someone to receive the rent via social welfare cheques. thanks
