couple lads came up with a small venture and decided get a place were we can start it, we found a small place to rent (under archway of railway line) anyway we paid one months plus advance, now it's now working out and decided to pull out after 2 months, didn't sign any contract or no other agreement was in place just paying every month, we started in early April and paid 2 months and leaving at of May. So we need to pay May’s rent or what's the story? The guy we're renting from is saying we need to pay may rent?

plus we have minor issues with the place not all the items from last owners was removed and landlord didn't move after he said he'll move it

    Any advice

When you say starting a venture, do you mean you were operating a business from the premises? In that case, you won't come under the Private Residential Tenancies Acts and the contract that was entered into will be key.

Owing to the Charter I can only suggest you get legal advice from a solicitor.

Moved to Accommodation & Property as they may be able to answer the question for you. It is technically in breach of our no legal advice policy if it stays here.

You say you paid 2 months. You stayed 2 months. If you were required to give notice before leaving, you are likely to lose any deposit paid. Note it is now into June though.

If there is nothing in writing, it is going to be hard for the landlord to enforce anything.
