    Hi Everyone,

    I am looking for advice on what to do?

    I have a mortgage of 200,000 outstanding on a house that cost 220,000 5 years ago.

    Now I believe this house would currently sell for 150,000.

    I have a site that was given to me and I have full planning permission.

    I estimate that it would cost approx. 185,000 o build the house.

    I would like to proceed with the build as soon as possible but do not want to strangle myself financially either. What is the best way to proceed?
