Any ballpark figure on construction cost?

    Development at the existing dwelling to consist of the following: Removal of roof on existing bungalow, build up existing external walls and construct a new first floor extension over the ground floor to provide four new bedrooms, sanitary / ancillary accommodation in a dormer style pitched roof area to include 2 no. dormer windows & 2 no. rooflights to front elevation, 3 no. dormer windows & 6 no. rooflights to rear, 3 no. rooflights to side / west elevation and 3 no. rooflights to side / east elevation. Demolition of 2 no. existing ground floor bay windows and construction of replacement single storey bay windows to the front elevation. Demolition of existing single storey flat roof extension and construction of a replacement single storey flat roof ground floor extension with rooflight along with installation of 2 no. solar panels to the rear / south elevation. Construction of replacement side entrance gate and screen wall, re-roofing of 2 no. existing ground floor pitched roof extensions to rear of existing dwelling, relocation of existing ground floor window to side / west elevation, new corner window to existing ground floor extension to rear and provision of a brick and plaster plinth area to the front elevation and replacement of existing dry dash finish to external walls with a render finish together with all related internal alterations, site development & site service works.

    Jaysus now that is asking a lot of a boardsie to give you an estimate on that much work. Boards isn't a quantity surveying service...

    Anyway you can build a one off house for between 700 to 1000e a sqr meter but that a green field site and very predictable. But what you want to do is very complicated take a roof of a bungalow and put on another story that's a whole other ball game. My suggestion is to talk to a QS and spend a couple of hundred yoyos and get an estimate.

    I know a lad in work who built on an extension and did some remodeling around the house and spent €70k, so for what you are looking for you are talking well over a hundred. But who know without looking at dwg's etc.

    On second thoughts, you might be better in knocking the current house down and rebuilding the house from scratch. Because as sure as night follows day when you get into a project like that the builder is going to screw you into the ground with extras because there will be so many unknowns, you will have structural problems, weather proofing etc etc.

    You can also get the house yo really want not a mix and match..

    Don't do that again please. You'll get a poor response by "demanding". If no one answers that's their choice.

    I'd like to point to the following extract from the forum charter.
    If an estimate/quotation is required or indeed the engagement of a particular person/firm for a specific project then this should be done privately in the person's own time



    People asking for rough estimates for smaller, simple projects is acceptable but the above request is impossible to quantify or qualify and is certainly not in keeping with either the spirit of the forum or it's charter.

    We do not provide an online "estimating service" and accordingly it will be necessary for the the OP to go to a professional in private practice to determine a costing.

    A "copy and paste" of the wording of a planning notice isn't exactly the way to look for an estimate and demonstrates a certain lack of sincerity.
