Swimming pool rental accommodation

Needless to say I have never had a swimming pool. So I'm wondering if any1 knows what maintenance and costs apply to having 1 in your rented house in Australia. More specifically Perth. Or would it be the norm for it to be included in the rent and the landlord take care of maintenance?
