cost of small extension onto rear of house.

    HI all, we are looking at getting a small room/extension built onto the back of our semi detatched 3 bed. at the moment we have patio doors on the left side of the house (the side adjoined with the neighbours house) these open out onto decking which are brought out about 8ft to come parelle with where the kitchen extension is (the house was built this way... the kitchen is open plan in an L shape). We are looking at having the extension where the decking is except continuing out a further 15 or so foot. There would have to be a sky light window to let in light as the kitchen depends alot on the light currently comming in through the patio doors. We would also need the usual electrics and a radiotor installed. Aswell as this we want patio/french doors facing towards the back gardin to acdt as the entry and exit point at the back of the house.

    Is it possible to get a ball park figure for a cost on this type of work without seeing the current layout?

    In all fairness, where did you pluck 23k from the limited information provided? To the OP: get plans and specifications drawn up and give to at least three builders for quotations. If you provide the builders chosen with detailed information and dont let them deviate from your specification, you should get accurate quotations back.
    For Gods sake dont rely on an internet forum for quotations, ballpark or otherwise.
    If you have a budget in mind, make sure your architect knows this, and dont let him/her design something for you that may be outside your budget to build.

    Tradesman.ie....you put in what you want to build and 4 builderscwill get in contact with you to give you a no strings price....excellent site plus you have 4 builders competing against each other for the job

    would jsut say be careful on quotes that are based on ballparks - you have no idea if there are drains etc that need to be moved and other issues that can impact cost such as structural impacts so get a surveyor/engineer to do up a spec and then contact builders for a quote.

    Rose your bang on with your comments, except, engineers do structure, its best to have an arch or Arch tech to do the drawings, so an acurate price can be giving with an engineer employed to the assess the on-site issues that you mention above.
