    I about to start building an 18 x 18 ft extension with a leanto tiled roof
    I want to know is the price i have been given realistic
    I have cheked out the contractor and have been give a detailed bill of quantities etc
    I guess i am just being over the top or parinoid
    The price is 18.500 euros

    18500/32.4 = €570/m2.

    Sounds cheap

    Whats included in the quote.

    External render/brick. Surround path, any drainage to move.
    Internal, plastered, final floor finish, tiles etc.
    Electrical, lighting, heating,
    Open plan, i.e remove connecting door,
    Tiled roof, concrete or lightweight, insulated, ceiling finish.

    and finally

    VAT

    Hi martin
    Includes
    Black consrete tile roof
    bi fold doors spanning 16 foot opening out on to garden
    removing 2 double french doors in exsiting living room and opening them up in to new sunroom.
    Includes all mech and elec
    Insulation in the roof is 150mm kingspan with foilback plasterboard and a 3mm skim finish.
    All internal walls have 100mm insulated plasterboard with 3mm skim finish
    There are 3 ajs to be moved before foundations.
    And the external finish is sand and cement render
    Thats about it i have to paint the inside and outside myself and also supplie and fit my own floor finish choice.

    Hi.

    add in a couple of Velux, although if you are going out 18' (5.5M) on a typical 2 storey house, with a lean to roof, you may not have sufficient pitch, at 15deg the wallplate will be about 3.5m.

    Assume floor has DPC, insulation, etc. Radon sump may be a recomendation.

    Your price of 18,500 sounds good value,

    Edit, with Bi-fold doors it sounds too cheap, what spec are the doors.

    Been thinking about this, 18' is a big span for a lean to roof.

    I assume the bi fold doors are at front, 16', so 1' pier either side, with steel across the span.
    What about either side, also 18', full height walls or dwarf walls with windows, again assume steel back to house.

    Any further details?, I stress I an not an engineer, but an engineer, Arch/tech, might want to post a comment. How is the roof engineered.

    So the Bi-fold doors are 3K, assume a few hundred to fit, and a bit of profit, leaves less than 15K for rest of build.

    Subject to clarification on the roof, I still think its too cheap.

    There are no dwarf walls i already have a kitchen extenion at the rear of the house so i will only have one side to deal with and that will have 2 drop windows.there will be a steel rsj above the bi fold doors to the front and the new roof will join the exsiting roof
    There is vat on top of the price plus we have an architects set of drawings which the contractor will work from we where given some silly prices aswell one for 45.000 euro so the price is the one which is between the lowest and second highest.

    Go for it,

    if you haven't agreed this yet, pay the Architect a few more quid, to supervise the build, inspect the excavation for foundations, check the insulation, steel works, block work, and provide Certs on Completion.
