The OP outlines all that is wrong with this system. People just assume it is some sort of government money making scam instead of a source of potentially very useful advice for a house owner or prospective buyer. I am an assessor but Waterford is too far. Ring a few assessors for a quote and go with one who will give you specific recommendations on how to reduce your energy consumption. This should be in addition to the mandatory computer generated advisory report which is just a waste of paper.

It is not rocket science. However, I would suggest you look for someone with a background in Architecture whether it is an Architect or Architectural Technologist as they would have specialised in this area. I would say that the whole system is wishy-washy in that there is no accurate way of establishing how theoriginal house was built. In essence, there are a lot of assumptions made...As mentioned above, pick someone who has specialised in the area and not someone who jumped on the bandwagon - to make a few bob...

If you go to the SEAI website it will give a list of all assessors in your area.

They audit the crap out of them now so it has weeded out a lot of the cowboys.

It is a scam. Plain as.

Why is it so important now when it wasn't important when 80k houses were built in Ireland each yr.

    Scam.
