When does a semi detached house become a detached house !

    When you have to follow the latest Technical Guidance note issued by SEAI ! - thats when !! - see extract attached

    It is only the SEAI that would write a 2 page explanation to describe how a mid terrace or semi detached house should be described as a Detached house in BER assessments.

    This is particularly crazy when you consider that the dwelling type selected in DEAP does not have any impact on the BER rating.

    I suspect that this been "explained" by SEAI to justify handing out a load of penalty points to assessors at audit who "incorrectly" identified the house type.

    Thankfully this has not happened to me, but you have been warned !!
