Landlord entering House without our knowledge

    Just looking for a bit of advice.
    Myself and 2 lads are renting a house from an agency. The Landlord (owner) has a business attached to the house. His post still comes to our house (because he has no Post box for the business), and we pass this onto him every day or two, or whenever he calls.
    Over the past few months, we have noticed on the odd occasion that the post is removed and none of us have given it to him.
    This happened again today, and only 2 of us are in the house this week and we went to work together, with the post left inside the door. Upon arriving home, the post has mysteriously disappeared. He obviously has a key and he uses it to come and go whenever suits.
    We have heard the door opening and closing on occasions also, so we think this is a frequent occurance.
    What rights exactly do we have as regards the situation?? We don't want to make any accusations, as the house is grand and it is a lovely area, so we don't want to lose it by pissing him off, but this kind of stuff is not sustainable.

    IIRC, whilst you rent the house, it's your house, not his. Tell him not to enter your house without your permission, as it's considered trespass.

    Are you renting the house as a single unit - i.e. you are all named on the lease; or are you each renting a room separately and sharing facilities like kitchen, bathroom and lounge?

    Ask him to get a post box for outside the house which he can open and take his mail. He shouldn't do it but he proabbly doesn't go rooting around the house. I would say this is a case of convenice which he shouldn't do but isn't actually doing any harm.

    It one of those things where a gentle approach is better than and angry approach IMHO

    It is therefore illegal for the landlord, or his agent to enter the property except in an emergency,

    Take Ray Palmer's advice and try the gentle way - unless you are already having serious problems with him.

    If talking sweetly with the landlord does not work, then your only alternative is to make a claim with the PRTB (landlord harassment) to have it stopped - you could also probably claim for damages.
