building regs query

    If I was selling a one off house built in 1991 with full planning permission, and built to planing permission regs would a certificate of complaince to planning permission and building regulations have been issued at the time, and would one now be required for onward sale?

    A cert. of compliance in relation to planning may or may not have been issued at the time. If there was a mortgage involved for example then the legal people would have been looking for one. If the house is now being sold then it will definitely be required.

    If there wasnt one furnished after the works were completed then you will have to get one now. Even if the cert was issued then there is every chance that the solicitors will look for an updated one now.

    With regards to certifying compliance with building regs I believe the regs did not come into force until 1st June 1992 so compliance would not be an issue if the house was built in '91. Just watch out for Building by-laws although those were more in force in the Dublin area afaik.
