House Sharing question

Hi, Just need a bit of advice: I want to move into a house share but the advertisment say "Available for 8 months". Does that mean that I have to sign a contract for 8 months, or could I leave after 6 for example? Also, what would be the consequences if I had to leave early? thanks, M
