    Hi.

    I recently moved into a house on a 12 month lease. House is Oil heated with an open fire.

    I requested the BER cert but forgot about it and went ahead and signed the lease anyway.

    I'm here now just over a week and even with the heating up full blast and the fire blazing the house just wont heat up. My feet are like ice blocks.

    Just wondering from the more knowledgeable folks on here if I have any recourse ? I have already informed the landlord ( he represents the actually ll, who lives abroad ) and he pawned me off to some maintainence lad to works for the company.

    That lad basically said that the house doesn't really hold the heat. Not much he can do about it.

    Any ideas what I can do in this situation ? I really don't want to be stuck in a freezing house for the rest of the lease and I have already gone through a lot of fuel trying to get the house to heat but it looks like fruitless task to be honest.

    Pretty much none unless you want to set the presedent to break a lease due to BER not been given.
    Seeing as you aren't there so long just ask. Depedning on the situation I tend to let people off lease agreements on request but never by threat.
    Most houses built prior to 92 have similar problems as the standards were very poor. If it has been empty for a while it will be harder to heat up so it might actually improve the longer you stay there.
