First Time renting advice needed

hi all myself and the girlfriend are going to look at a house tomorrow and just need some advice on what questions i should be asking the landlord.Also the house is on the market for 900 2 bed townhouse in dublin tbh our budget is 800 but could stretch to 850 max but not 900 any idea,s how i should approach the rent…
