    Looking for some help. Looking at buying a house that is a shell. It is air tight with windows in. Basic plumbing electric done but no wiring for lights and no rads,boiler installed. No floors door skirting boards etc installed. No fire place and no kitchen. Looking for a guide price to finish to medium standard 1800 sq foot in the country! 4 bed 2 en-suite kitchen sitting room and utility! All outside done but might look to put in a garage.     Lets see

    Floor finishes @ €50/m2 will buy mid range quality finishes ( carpet/tiling/timber etc )

    Allow €75 per elec item installed ( light/power) excluding light fittings

    Doors - allow €250 per door fitted with door furniture

    Heating - boiler + cylinder allow €4k , add €300 per rad

    Kitchen - who knows could be €5k could be €25k

    Sanitary fittings - ditto. One can spend A LOT but if you allow €1k per item you should be covered - i.e. count up no of WC's basins shower trays etc and X by €1k you have your budget then to include for a reasonable provisional allowance to include also shower screens , cabinets , roll holders etc

    Decorations - another difficult to cost blind one but €25k would be my starting point.

    In overview the finishing out cost can easily amount to 50%+ of the build cost. Sobering I know.

    So it could easily amount to (1800 x 50) €90k.

    In fairness, Maybe not the best way to put it, but for a few hundred euros it''s well worth your while getting a Qs to put together a price on what's required. It's virtually impossible to put a price on something like this without knowing how much you're willing to spend, or want to spend, on different elements.

    Lets look at it another way, 1800 sq ft, 4 bedroom, 2 ensuite house in the country, assuming single storey and 'builders finish' would cost approximately €160,000. Take from this the work that's done, foundations, walls, roof, windows and doors. Again assuming no insulations, no plastering or plasterboarding, assuming half first fix wiring if the lights are not wired for and same with plumbing, assuming sub floors are in, there's roughly €70,000 worth of work carried out leaving €90,000 to finish.

    The above is very very loose and will vary from place to place, to get an accurate costing get a QS to do a days work on it.

    house is 2 story, plastering all done so all thats left is to do the plumbing/heating/wiring the plugs-lights/floors/doors/fireplace/kitchen.

    kitchen in the region of €4,500 utility €1400 doors say 11 internal doors supply+ fitted €1800 skirting & architrave supply+fit €2.50 m2 stairs €2800 wardrobes 4ft fitted €700x4=€2800 floors Laminate €15m2 supply+fit semi solid €28m2 s+f solid oak fire surround €300 rad covers €250 solid oak table+chairs €500 beds and lockers €200+4=€800 all above are supply and fit this would be all the timber products you would need in total for all carpentry work = €14,900 with out rad covers and floors and skirting architrave maybe allow in the region say sitting room solid floor allowing 20m2 €800 4 bedrooms Laminate say 70m2 = €850 and say radcovers for 4 rads €1000 and say €1500 skirting/arch


    so €14900+€800+€850+€1000+€1500 €19,050 you would need to allow €20k
