Original lease terms still valid

    We signed a lease in 2008, and have been in the same property since.

    After the initial term we agreed a rent reduction with the landlord. We never signed a new lease after the inital lease.

    My flatmate has moved out as he is emigrating, and on inspecting our lease we notice that there is a 56 day notice period.

    Is this still valid if the terms of the original lease(price etc) have changed. Therefore could I argue that the notice period should shorter?

    As you did not sign a new lease you would be now in a Part IV tenancy. If a tenant wants to leave the notice period is 56 days after 2 years or more. If a landlord wants to evict a tenant of 3-4 years tenancy they would have to give you 84 days notice.
