How do you calculate rates on a commercial property? I did some calculations someone gave me but it ended up being more expensive than the actual rent of the property, is this the norm?

Find the R.V. (Rateable Valuation) for the property). Find out what rate has been struck R.S. by the local authority . Multiply R.V by R.S. That gives the annual rates bill.

It may or not be more than the rent.
