Reference Question For Renting

    Hi

    Posting on behalf of a friend who is abroad at the minute.

    Sorry if this is the wrong section but I felt it was the best place to post.

    Myself and two friends are looking to rent a 3 bed house and have found a house which we want to rent.
    My self and one other guys are employed with company since finishing school 6 years ago. The third lad has been self employed and is driving a taxi since then also.
    This is the first time he has moved from home and part of the documents required for the letting agency is a reference from work.
    Seeing as he taxis on his own and not for a company She said a reference from his accountant would suffice....his accountant happens to be Irish Taxi Drivers' Federation president John Ussher.
    Now the annoying part is the taxi friend hasn't this guys number and is also away at a wedding .. and it seems impossible to find this ussher guy in the phone book / internet for are friend to ring on Monday.
    Just want to have all are peas and que,s sorted for the agency next week.
    Could the lease go ahead without this lads reference?

    The agency and landlord are anxious to get the place filled and they've found working tenants

    They have two references, they are not going to reject everyone over the third reference

    Relax :)

    As you are renting the house as a single unit and not renting a room each (with your own leases) your lease agreement will probably state (if it is a well worded agreement) somewhere that you will be "jointly and severally" liable for any rent and other expenses such as damage, utilities etc. That is to say, the landlord can require payment from any one of you individually or from all of you (jointly) as a group. Thus, IMHO, a reference from a third tenant is not absolutely necessary.
