    Hi all.

We planted a whitebeam tree about 3 years ago. The first year it seemed to flourish and looked healthy. However last year and now again this year the leaves start to bud but then stop and never fully leaf. Any ideas what is the cause of this?

Sounds like the roots have died, could be caused by being too dry, too wet, rocking in the wind, or a fungal disease. If this is the second year without leaves it's had it - time to buy another tree.
