If you have that 10k in a bank go talk to your bank. It's a very cheap house, will there be any hope of you getting a job near it. I doubt you'll get a loan while your unemployed but if you secured a job and were in it for 3mts or more you'd stand a good chance.
I'd be dubious about that price.
