    Hello every body, looking for some insight into costs.
    I’m selling a house for about 200k and buying another for about the same.
    What are the actual costs involved?
    Solicitors – how much?
    Auctioneers – how much?
    Advertising – how much? (if the sale takes a which is it billed per month)
    The BER Cert – how much?
    Any other costs?

    Solicitors, looking at about 1000-1500 per transaction plus costs to register second house of 900

    Auctioneers 1.5% of sale price plus VAT
    Advertising should be included in auctioneers costs
    BER cert in the region of 200
    Stamp duty of 1% on new house
    Moving costs of a couple of hundred

    USE 1 solicitor for both transactions, he should give you a discount ,
    legal cost 1 house 1100 to 1500 ,depends on who you go to.

    if house was rented out, and you were not resident there,
    You could be liable for capital gains tax, if the value increased since you bought it.
